SUMMARY:2022 YP Midday Mentoring with Josh Santos\, Landsea Homes
DESCRIPTION:While Josh's schooling didn't have new home division executive leadership in mind\, he studied Digital Media Arts at Cal State Long Beach & Dominguez Hills in southern California\, he quickly discovered that his ability to connect with other people allowed him to really understand what they were trying to accomplish. With the influence of his wife (who sold new homes for 6 years) Josh decided to make a career change and obtained his real estate salesperson license. Starting with a small local private builder in 2005 and quickly learning the ropes he had the opportunity to sell for a large private builder\, Shea Homes. His ability to sell homes in a declining market while demonstrating his knowledge of the new home sales process provided him with an opportunity to move into a leadership role as Sales Manager. A few years later\, due to the contraction of the new home industry\, Josh found himself back on the sales floor connecting with guests and driving sales. His heart remained in leadership as he remained a resource for the sales team.\n\n			\n\n			In 2014 Josh was recruited by Richmond American Homes to come onboard as Director of Sales\, and eventually VP of Sales\, for the recently restarted Northern California Division. In 2017\, Josh was recruited to run sales & marketing by Landsea Homes in its newly started Northern California division. His obsession to understand the "why" behind the "what" and his commitment to leading people to do their best presented him with the opportunity to take the helm as Division President for Landsea Homes Northern California division in 2019.  Josh lives in Danville with his wife Elizabeth and two kids Lucia (12) and Charlie (10).
